Uluslararas\u0131 Emlak Dan\u0131\u015fmanl\u0131\u011f\u0131n\u0131n tespitlerine g\u00f6re 2023\u2019\u00fcn ilk \u00e7eyre\u011finde d\u00fcnyada 150 \u015fehir aras\u0131nda konut fiyatlar\u0131n\u0131n en \u00e7ok artt\u0131\u011f\u0131 \u00fc\u00e7 \u015fehir T\u00fcrkiye\u2019den oldu. Ankara, \u0130zmir ve \u0130stanbul bu \u015fehirler aras\u0131nda yer al\u0131rken ATEM Ba\u015fkan\u0131 Hakan Ak\u00e7am konut fiyatlar\u0131n\u0131n art\u0131\u015f nedenlerine ve nas\u0131l d\u00fc\u015f\u00fcr\u00fclece\u011fine ili\u015fkin a\u00e7\u0131klamalarda bulundu. Enflasyon oran\u0131 d\u00fc\u015ft\u00fck\u00e7e konut fiyatlar\u0131n\u0131n da d\u00fc\u015fece\u011fine de\u011finen Ak\u00e7am, bankalara seslenerek faiz politikalar\u0131n\u0131 g\u00f6zden ge\u00e7irmelerini istedi.\nAnkara\u2019da konut konut fiyatlar\u0131 y\u00fczde 135,3 artt\u0131\n\n

Ankara\u2019da konunT\u00fcrkiye\u2019de \u00fc\u00e7 \u015fehrin konut fiyatlar\u0131nda neredeyse d\u00fcnya \u015fampiyonu oldu\u011funu s\u00f6yleyen Ak\u00e7am, \u201cBizim son 2 y\u0131ld\u0131r s\u00f6yledi\u011fimizi uluslararas\u0131 firmalar da s\u00f6ylemeye ba\u015flad\u0131. Ankara (y\u00fczde 135,3), \u0130zmir (y\u00fczde 133) ve \u0130stanbul\u2019un (y\u00fczde 127,3) listedeki 150 \u015fehir aras\u0131nda konut fiyatlar\u0131n\u0131n en \u00e7ok artt\u0131\u011f\u0131 \u015fehirler oldu\u011fu ifade edilmi\u015f. Biz de s\u00f6ylenenlere kat\u0131l\u0131yoruz. Ankara\u2019da ya\u015fayan birisi olarak ev fiyatlar\u0131n\u0131n art\u0131\u015f\u0131n\u0131 \u00e7ok daha iyi g\u00f6zlemleyebiliyoruz. \u00d6zellikle 6 \u015eubat\u2019ta ya\u015fanan Kahramanmara\u015f depremlerinin ard\u0131ndan Ankara\u2019ya di\u011fer illerden g\u00f6\u00e7 artarken bu da beraberinde hem Ankara\u2019da konut fiyatlar\u0131n\u0131n y\u00fckselmesine hem de konut a\u00e7\u0131\u011f\u0131n\u0131n artmas\u0131na neden oldu. Pek tabi ki bu da kira fiyatlar\u0131n\u0131n artmas\u0131n\u0131 da etkiledi\u201d dedi.\n
Son g\u00f6\u00e7lerle Ankara\u2019n\u0131n n\u00fcfusunun\u00a06 milyonu ge\u00e7ti\u011fine de\u011finen Ak\u00e7am, \u201c13 milyon 500 bin ki\u015finin etkilendi\u011fi depremler sonras\u0131 b\u00f6lge halk\u0131 T\u00fcrkiye\u2019nin d\u00f6rt bir yan\u0131na g\u00f6\u00e7 etmeye ba\u015flad\u0131. En fazla g\u00f6\u00e7 alan \u015fehirlerden biri ise daha g\u00fcvenli oldu\u011funa inan\u0131lan Ankara oldu. Bu durum ise Ankara\u2019da ev fiyatlar\u0131n\u0131n ve kiralar\u0131n y\u00fckselmesine neden oldu. Halihaz\u0131rda zor bir s\u00fcre\u00e7ten ge\u00e7en konut sekt\u00f6r\u00fc son ya\u015fananlarla daha da zorlanmaya ba\u015flad\u0131. Konut sat\u0131\u015f oranlar\u0131 her sene bir \u00f6nceki y\u0131la g\u00f6re d\u00fc\u015f\u00fc\u015f g\u00f6steriyor. 2024 y\u0131l\u0131 toplam konut sat\u0131\u015f oran\u0131n\u0131n da 2023\u2019ten fazla olaca\u011f\u0131n\u0131 d\u00fc\u015f\u00fcnm\u00fcyorum a\u00e7\u0131k\u00e7as\u0131\u201d diye konu\u015ftu.\n\u201cKonut fiyatlar\u0131na y\u00fckseli\u015f oran\u0131 d\u00fc\u015f\u00fcyor, ama al\u0131c\u0131 yok\u201d\n
2023 y\u0131l\u0131na g\u00f6re konut fiyatlar\u0131n\u0131n y\u00fckseli\u015f oran\u0131n d\u00fc\u015ft\u00fc\u011f\u00fcn\u00fcn alt\u0131n\u0131 \u00e7izen Ak\u00e7am, \u201cFiyat d\u00fc\u015f\u00fc\u015fleri yava\u015flasa da yine de ev sat\u0131\u015f oranlar\u0131 y\u00fckselemiyor. \u00c7\u00fcnk\u00fc faiz oranlar\u0131ndaki potansiyel art\u0131\u015flar ve bankalar\u0131n faiz politikalar\u0131, d\u00f6viz kurundaki de\u011fi\u015fiklikler, yava\u015flayan yeni konut in\u015faatlar\u0131, g\u00f6\u00e7 hareketleri, ekonomik belirsizlikler, konut talebinde meydana gelen azalma, ekonomik durgunluklar, 6 \u015eubat\u2019ta ya\u015fanan deprem konut sat\u0131\u015flar\u0131n\u0131 etkiliyor. \u00d6zellikle bankalar\u0131n konut kredisinin faiz oranlar\u0131n\u0131 \u00e7ok y\u00fcksek tutmas\u0131 sat\u0131\u015flar\u0131n d\u00fc\u015fmesinde b\u00fcy\u00fck etken oluyor\u201d a\u00e7\u0131klamalar\u0131nda bulundu.\n
Konut fiyatlar\u0131n\u0131n nas\u0131l d\u00fc\u015fece\u011fine ili\u015fkin \u00f6nerilerini s\u0131ralayan Ak\u00e7am \u015funlar\u0131 s\u00f6yleyerek s\u00f6zlerini sonland\u0131rd\u0131: \u201cKentsel d\u00f6n\u00fc\u015f\u00fcm politikalar\u0131 h\u0131zland\u0131r\u0131l\u0131rsa, imarl\u0131 arsa sto\u011fu devreye girerse, in\u015faat malzemelerindeki KDV oran\u0131 d\u00fc\u015f\u00fcr\u00fcl\u00fcrse, in\u015faat \u00fcretimi artarsa ev fiyatlar\u0131 d\u00fc\u015febilir.
